Project Description

This Pacific Heights remodel painting project was completed by Arana Craftsman Painters as part of a major residential renovation in San Francisco, CA. The six-month, on-and-off project included new and existing surfaces across three interior floors, garage areas, and selected exterior features.

The interior scope covered walls, ceilings, doors, frames, windows, baseboards, stairs, and other architectural details throughout the remodeled spaces. Exterior work included the south elevation, selected north elevation features, the garage door, front entry, new metal handrail, and service gate.

Benjamin Moore Regal and Farrow & Ball paints were used across the project. The combined interior painting and exterior painting scope totaled approximately $87,000.

Background/Story

This Pacific Heights home was being remodeled by Jeff King & Company, a San Francisco remodeling contractor known for detailed residential work. The painting scope needed to coordinate with both newly completed surfaces and existing areas that remained part of the home.

Because construction progressed in stages, the painting work was completed over roughly six months rather than as one continuous repaint. This allowed finished areas to follow the renovation schedule as each section became ready.

Scope of Services

  • South Exterior Elevation: Painting was completed across the specified south-facing exterior surfaces.
  • North Exterior Details: The garage door and front entry were included in the exterior scope.
  • Metal Handrail and Service Gate: Newly installed exterior metal features were painted as part of the remodel.
  • Garage: Work included the garage floor, ceiling, stem wall, and three rear wall surfaces.
  • Mail Room Closet: One wall in the closet was included in the interior painting scope.
  • Living Room: Walls and ceiling were painted on the first floor.
  • First-Floor Stair: The wall adjoining the dining room and kitchen was included.
  • Kitchen, Dining Room and Breakfast Nook: Walls, ceilings, windows, frames, doors, frames, and baseboards were painted. Pantry, cabinets, and island were excluded.
  • Primary Bedroom: Second-floor walls, ceiling, crown, baseboards, doors, frames, windows, and window frames were included. Floor-to-ceiling doors were excluded.
  • Second-Floor Stair: The wall adjoining the bathroom was painted.
  • Third-Floor Stair: Three walls adjoining the laundry room and Bath 3 were included.
  • Laundry Room: Wall, ceiling, interior side of the door and frame, and baseboard were painted.
  • Bath 3: The sink wall was included in the interior work.
  • Remodel Coordination: Painting was scheduled around the larger residential renovation as new and existing surfaces became ready.

Paints/Products Used

  • Interior and Exterior Coatings: Benjamin Moore Regal products
  • Specialty Interior Finishes: Farrow & Ball paint products

Results

The completed work tied together new remodel surfaces and existing parts of the home across three floors. Interior rooms, stairs, architectural details, garage areas, and selected exterior features received finished coatings as each phase of construction was completed.

The staged schedule allowed the painting to follow the remodel rather than forcing all areas into one production window. The total painting scope was approximately $87,000.
